Commercial Property
Retail centers, offices, HOAs, churches, schools, warehouses and municipal lots — scheduled around your operation, not ours.
What property managers actually need from a pavement contractor
The work matters, but so does everything around it: a scope you can put in front of an owner, a certificate of insurance before the crew arrives, a schedule that doesn't close the business, and a contractor who returns calls. That's the part most of this industry is bad at.
Phased scheduling
We section the lot and rotate. Tenants keep parking, deliveries keep arriving, and nobody loses a day of business over a maintenance item.
Nights & weekends
Where the operation can't take any disruption, we work after hours — standard on retail centers, restaurants and medical offices.
Insurance & documentation
COIs on request, your management company named as additional insured, and written scopes with before/after photos for the property file.
Multi-year plans
For portfolios we'll map what each property needs this year, next year and the year after, so capital planning isn't a surprise every spring.
Property types we work on

- HOAs, condos & apartment communities

A word on the cheapest bid
On a large lot, the easiest way to be the low number is to dilute the sealer. It looks identical on the day it's applied and it fails a year or two early — by which time the contractor who did it has moved on. When you compare quotes, compare the scope: coats, mix ratio, crack footage included, prep described. We write ours that way specifically so it can be compared.
Request a property assessment
Send the address and we'll walk the lot, measure, photograph the problem areas and come back with a written scope and a priority order — what needs doing now, what can wait a season, and what can wait three years.
